ECONIMIC DEVELOPMENT
WANTED: Unique Land Parcel for Mega Development
The Washington County Utah Economic Development Council is requesting the assistance of SUHBA members to identify available land parcels that meet the unique site specifications for a very large project. The proposed project has the potential of a very positive economic impact to our community. Please email contact information for any land parcel you believe could be a candidate for the project to wcedc@dixie.edu. Email messages are preferred but a contact person for the project is Scott Hirschi at 435-652-7750. Time is of essence; please provide information for candidate sites immediately.
Candidate sites must have a minimum of 100 useable acres; at least a portion of site must be wooded (pinion juniper trees are acceptable) or other heavy vegetation. The site must have access from a paved, public road and have utility infrastructure in place or nearby. The site cannot be near sound producing operations such as industrial or heavy commercial activities. Site zoning and land use restrictions must allow large buildings up to 50 foot high. An onsite or nearby body of water and/or running water stream, while not required, would be a highly desirable plus. SITLA Acquires Coral Canyon Development
The Utah School and Institutional Trust Lands Administration(SITLA) and SunCor Development Company of Arizona announced today that SITLA has acquired SunCor's interest in the Coral Canyon master planned community located in Washington County. Coral Canyon is a premier master-planned community in the St. George area, boasting over 1,000 homes, an award-winning golf course, and exceptional community amenities.
SunCor developed Coral Canyon under a master development lease from SITLA, which, in turn, manages lands granted to the State of Utah by Congress at statehood for the financial support of Utah's public schools and other public institutions. In the transaction completed on Friday, May 21, SITLA purchased SunCor's leasehold and other assets, resulting in the termination of the master lease. The agreement does not involve the rights to the Coral Canyon golf course ground lease, which SunCor previously sold Vanguard Golf Management of Lehi, Utah under a separate ground lease from SITLA. ...More MEMBERSHIP LUNCHEON

Lead Paint Rule's Opt-Out Provision Ends July 6
The EPA has gone forward with its proposal to eliminate a provision to its Lead: Renovation, Repair and Painting rule that previously allowed owners of older homes to opt-out of the lead-safe work practices mandated by the rule if no children under six or pregnant women resided in their home. An amendment that makes this rule change official was published in the Federal Register on May 6, with an effective date of July 6. This means that after July 6, 2010, renovations in all 78 million pre-1978 homes could be subject to the new work practice standards as stipulated in the rule. This is despite EPA's own estimates that a significantly smaller portion of homes — more like 38 million — still contain lead paint. ...More
Realtor License Renewal Soon to Require 18 Hours CE Credits
A Proposed Rule (admendment) which would be effective June 21, 2010, will change the total number of continuing education hours required for activation from 12 to 18. Nine of these hours must be completed in core courses. The total number of continuing education hours required for reinstatement of a license that has been expired for up to 6 months is changed from 12 to 18. A license that has been expired more than 6 months but less than a year may be reinstated by the applicant's paying certain fees and completing an additional 24 hours of continuing education. A Proposed Rule (Amendment) is to comply with H.B. 20 of the 2010 Utah Legislative Session which amended Section 19-1-206. and was effective 05/11/2010. EPA Lead Safety Certification Course
Remodelers and builders who do renovation or remodeling projects in homes built before 1978 must comply with new lead paint safety requirements set by the U.S. Environmental Protection Agency. Any company doing work in these homes must be certified, follow specific work practices and keep detailed records.
The Lead Safety EPA eight hour class covers topics such as tenant notification, conducting lead paint surveys, proper work practices, clean-up, record-keeping and on-the-job training. House Passed the Home Star Energy Retrofit Act of 2010 (H.R. 5019) With a Vote of 246 to 161

This is a major milestone for Home Star, but work still remains. First, the Senate must follow up and pass their version of the Home Star bill. Additionally, this vote was an authorization, so it must be matched with an appropriation bill. An appropriation bill will actually allocate the $6 billion dollars to the program. The National Association of Home Builders (NAHB) wants members of the military, foreign service, and intelligence communities to know that they may have an additional year to buy a home and claim the home buyer tax credit, which expired to most Americans on April 30. The law provides qualified service members who served on official extended duty outside of the United States for 90 days or more at any time between January 1, 2009, to April 30, 2010, another year to buy a home and claim the credit. They have until April 30, 2011, to sign a sales contract and until June 30, 2011, to settle and close on the home. Employment in April increased by 290,000 jobs at a seasonally adjusted rate. On top of an upward revision for March of almost 70,000, this marked the fourth month of job growth and the largest increase since March 2006. The added jobs in April included 80,000 in professional and business services, 45,000 in leisure and hospitality and 44,000 in manufacturing as well as the Census Bureau’s addition of 66,000 temporary decennial census workers in April and 48,000 in March. ...More OSHA Increasing Its Penalties for Workplace Safety Violations

The Occupational Safety and Health Administration (OSHA) on April 22 announced that it is increasing its penalties to provide a greater deterrent against employer workplace safety violations. "For many employers, investing in job safety happens only when they have adequate incentives to comply with OSHA's requirements," said David Michaels, OSHA’s assistant secretary of labor. “Higher penalties and more aggressive, targeted enforcement will provide a greater deterrent and further encourage these employers to furnish safe and healthy workplaces for their employees." ...More LOCAL/COMMUNITY NEWS

This summer, the Dixie Business Alliance, Small Business Development Center and Dixie State College would like to initiate a “Business Checkup” program for the local Washington and Kane County businesses. Over the last year in an alliance with Dixie State College and the Dixie Business Alliance an Accounting Practicum has been established. Over 30 businesses have taken advantage of the services of the Junior and Senior Accounting students. These students were mentored and directed by the capable Accounting Professors at Dixie State College. The students got “real world” experience and the businesses received competent accounting services.
This new “Business Checkup” program will utilize the services of the junior and senior students from an upper division 3200 Entrepreneurship class that will run from June 1, 2010 through July 23,2010. They are looking for 4 to 6 businesses that would like to use the confidential services of the Dixie State College students. These services will be free.The students will be directed and mentored by Lennart Erickson MBA, CBA and Adjunct Professor at Dixie State College. Additional consultants will be used where specific expertise is required. These services will be meant to allow you as the business owner to remove yourself from the crevices of every day business and ascend to the mountain tops to look down on your business to analyze and refine it. It will be a chance to work on your business rather than in your business. They will act as another set of eyes, as an unpaid Board of Directors, to help you develop your Business Strategy for the very difficult road ahead. There are increasing signs that residential green building and remodeling are speeding into the mainstream as the National Association of Home Builders (NAHB) prepares to cut the ribbon at the 12th annual NAHB National Green Building Conference.

Shhh! Listen, Don’t Just Hear
Almost all of us hear okay, however, we don’t listen well.
The irony is that listening is the most used communication skill and the least taught. It is, by far, the most valuable communication skill for management and employees alike. Hearing is the first in a six-step hierarchical listening process, i.e., all six must be done for the message to be received the way the sender wants it to be. “Hearing” means only that your ears are absorbing sound waves. Listening, on the other hand, also involves interpreting, evaluating, understanding, responding, and remembering!
